Getting a price

How pricing and estimates work

Send me your list and a few photos by text at (480) 427-0405 or through the estimate form. You get one flat price in writing before any work starts. No hourly billing and no surprises at the end.

Get My Estimate

If you send photos, the written price is free, and most jobs can be priced that way. If the job needs me to come look first, there is a $79 walkthrough fee. That $79 comes off the job when you hire me.

Book a walkthrough

My minimum service visit is $199. That covers the labor for the trip, and there is no separate trip charge on top of it. Bundling several small jobs into one visit is the best way to get full value from it.

How my pricing works

No. The $199 minimum covers the visit for Pinetop-Lakeside, Show Low, and the towns around them. For the farther towns I serve, the price I send you already includes the drive. You will never see a fee added after the fact.

It depends on the size and the texture. Text me a photo with something in it for scale and I will send you a flat price, usually the same day. Most patches include texture match and paint so you cannot find the spot afterward.

Drywall repair

Mounting a TV up to 65 inches starts at $175. From 66 to 86 inches it starts at $250. Wire concealment, an outlet behind the TV, and larger screens are priced as add-ons, all in writing before I start.

TV mounting prices

Yes. First-time customers get $30 off a first job of $249 or more with code FIRST30. Just mention it when you send your request. Seniors get a discount on labor too, and bundling jobs into one visit saves you the most.

Cash, check, Zelle, or a card through my invoice. Payment is due when the job is done. If a job needs special parts ordered ahead of time, I collect a deposit for those materials first, and I tell you that in the estimate.

For most jobs, no. You pay when the work is finished and you have looked it over. For jobs with expensive or special-order parts, I collect a deposit to cover the materials before I order them. That is always spelled out in the estimate, never a surprise.

Me. I am Jonathon Kern, the owner. The same person who gives you the price is the one at your door, start to finish. No crew, no subcontractors.

About me

Yes. I am a licensed residential contractor, Arizona ROC#342551, bonded and insured. You can look me up on the Arizona Registrar of Contractors site before I ever come out.

Yes. Arizona runs a background check on every licensed contractor as part of issuing the license, and I passed it when I earned ROC#342551. It is me on your job every time, so the person you looked up is the person who shows up.

No. I do the work myself. If your list includes something outside my lane, like a roof or a new electrical panel, I will tell you and point you to someone good, and you deal with them directly.

Because I show up when I say I will, you know the price before I start, and I do the work myself instead of sending a stranger. My work is licensed under ROC#342551 and backed for two years. That is what I hear most in reviews from Pinetop-Lakeside and Show Low.

What I do, and what I don't

Home repairs, upgrades, and installs. TV mounting with hidden wires, ceiling fans, light fixtures, outlets and switches, faucets, toilets, garbage disposals, drywall repair and texture match, interior painting, door hardware, bathroom updates, and smart home gear like doorbells, cameras, and locks.

All services

Yes, and I would rather tell you than do it badly. I do not do roofing, HVAC, flooring, countertops, new construction, permit work, exterior painting or staining, hose bibs, winterizations, drain-downs, or burst pipes. Ask anyway if you are not sure. If it is not my job, I will say so and point you to someone who does it right.

No. The work I do, like fixture swaps, fan and light replacements, outlet and switch replacements, faucet and disposal swaps, and drywall patching, is like-for-like repair work that does not need a permit. Anything that would need one, I refer out.

Yes, including replacing an old fan or a light with a new fan, and high or vaulted ceilings. Fan installs are one of my most common jobs in Pinetop-Lakeside and Show Low.

Ceiling fan installation

Yes. Disposals, kitchen and bath faucets, toilets, and shower heads. Send me a photo of what you have and I will quote the swap.

Garbage disposal replacement

Yes, that is my specialty. Any size, any wall type, wires run inside the wall so nothing shows.

TV mounting

Yes. Video doorbells, cameras, smart locks, thermostats, and smart lighting. I mount it, wire it clean, and make sure it works on your phone before I leave.

Smart home installation

Yes, and I encourage it. Most of my customers hand me a list. Fixtures, fans, drywall patches, paint touch-ups, TV mounting, doors, and bathroom work can usually be done in one or two trips, and it costs less than booking each one alone.

Send me the list

Yes. Every job includes a 2-year workmanship warranty. If something I installed or repaired fails because of my work within two years, I come back and fix it at no charge. The warranty covers my labor. It does not cover products you supplied yourself.

Yes. I take before photos when I price the job and send after photos with the final invoice. If you are not on site, you also get text or email updates while the work is going on.

Cabins and second homes

When you are not there

Yes. A lot of my customers are part-time residents. We set up access, I handle the repair and upgrade list, and I send photos when it is done. Estimate, approval, and payment all happen remotely.

Cabin and vacation home maintenance

Yes. I handle turnover repairs and upgrades for short-term rentals in Pinetop-Lakeside and Show Low, and I coordinate around your booking calendar. Payment is due when the job is complete.

No. I do not do winterizations, drain-downs, hose bibs, or burst pipe repairs. I do handle the repair and upgrade list before the season and after it, so your cabin is ready when you get here.

Service area and home sales

Pinetop-Lakeside and Show Low are home base. I also work in Heber-Overgaard, Snowflake, Taylor, Linden, Pinedale, White Mountain Lakes, Springerville, and Eagar. If you are close to any of those, send me your list.

Show Low services

Yes. If you have a BINSR or an inspection report, send it over and I will price the items I can handle as one written estimate. Realtors and sellers use this to clear the list before closing.
