About Us About Arc Property Services

Arc Property Services is a licensed, bonded, and insured handyman and installation company serving Pinetop-Lakeside and Show Low, Arizona. Owner-operated by Jonathon under Arizona contractor licenses ROC#342551 and ROC#345189.

Arc focuses on clean installation, replacement, and repair work for homes, cabins, and rental properties — not open-ended remodels or new construction. If it needs to be done right the first time, that’s the work Arc takes on.

Yes. Arc holds Arizona ROC licenses ROC#342551 and ROC#345189, covering carpentry, remodeling, and repairs. Bonded and insured for all residential work. Verify directly at the Arizona ROC website.

A licensed contractor carries real insurance that protects your home. An unlicensed handyman doesn’t.

Jonathon personally handles or directly oversees all work. Arc does not use subcontractors. When you book Arc, you get Arc — not someone hired out.

If a job falls outside Arc’s scope, Arc will tell you upfront and may refer you to the right contractor. That referral is entirely separate — you coordinate with them directly.

Yes. Background screening is required to obtain an Arizona contractor’s license. Jonathon passed one as part of that process. Anyone Arc brings onto a job is also screened.

Arc serves Pinetop-Lakeside and Show Low, Arizona as the two primary service areas. Not currently taking jobs outside these communities.

Most handymen in the White Mountains are unlicensed. Arc is a licensed residential contractor — real insurance, permit-compliant work, and a business that stands behind what it does.

Flat-rate pricing confirmed before work starts. 12-month workmanship warranty on all labor. Before and after photos on every job. No hourly surprises. No chasing someone down if something goes wrong.

Pricing & Payment Pricing, Payment & Deposits

The minimum service visit is $199, covering labor. No separate trip charge. First-time customers receive $50 off.

Best value tip: bundle multiple small items into one visit — swap a faucet, mount a TV, replace a fixture, all in one trip.

A set price before work begins — not an hourly rate that changes depending on how long it takes. Arc confirms the full total before starting. If scope changes mid-job, that conversation happens before work continues. You will never see a number you didn’t agree to.

TV mounting starts at $175 for TVs up to 65 inches. Masonry walls — brick, stone, concrete — add $75. Most standard mounts completed in 1–2 hours.

Arc also handles wire concealment, in-wall routing, fireplace mounts, MantelMount installs, and Samsung Frame TV setups. Submit the form with your TV size and wall type for an exact quote.

Arc accepts debit and credit cards, cash, check, and Zelle. Payment is due at job completion for most jobs.

For jobs requiring specialty parts ordered in advance, Arc may collect a deposit upfront — always discussed and agreed on before anything is ordered. Never a surprise.

No. Arc does not operate on net-7, net-14, net-30, or any delayed terms — for anyone. All work is paid upon completion, period.

Arc works directly with homeowners, cabin owners, Airbnb hosts, and landlords who pay at completion. If a property management company requires net invoicing, Arc is not the right fit and will say so upfront rather than waste anyone’s time.

Contractors who chase payments cut corners. This policy keeps the quality consistent on every single job.

Yes. Arc offers a 10% senior discount on labor. Just mention it when requesting your estimate — no coupon code needed.

First-time customers get $50 off the minimum service visit. Arc occasionally runs promotions on Google Business Profile and social media. If someone referred you, mention their name on the estimate form.

Estimates & Scheduling Getting an Estimate & Scheduling

Yes. Online estimates based on photos and a description are always free. Most projects can be fully priced without a site visit.

For complex jobs, a $125 on-site walkthrough is available — and that $125 credits back toward the job when you hire Arc.

Submit the free estimate form at arcpropertyservicesaz.com/schedule/ with photos of your project. Arc responds to most requests within one business hour.

You can also text photos directly to (480) 427-0405 for faster pricing on straightforward jobs.

Arc typically schedules within 3 to 5 business days. Urgent requests are prioritized when calendar space allows.

Time-sensitive situation — guests arriving, pre-listing inspection, same-week fix needed? Mark it urgent on the form and Arc will do its best to accommodate.

Arc operates Monday through Friday. Saturday availability may be possible for urgent or time-sensitive situations — mention it on the estimate form and we’ll see what we can do.

Straightforward jobs — TV mount, ceiling fan swap, faucet replacement — typically take 1 to 2 hours. More involved work takes longer.

Arc gives you a realistic time expectation with your estimate so you can plan your day accordingly.

Not necessarily. Arc coordinates with remote owners and property managers regularly. Access is confirmed during scheduling, and you’ll receive text and photo updates throughout the job so you always know what’s happening.

Submit it through the form with photos and a description. Arc reviews and responds quickly — either takes it on or refers you to the right contractor. Don’t guess, just send it over and get a straight answer.

Yes — and it’s strongly encouraged. Most customers save significant time and money by combining repairs into one visit. List everything on the estimate form and it all gets handled in one trip, one quote.

Arc does not offer: roof repair, HVAC work, major plumbing (sewer lines, burst pipes, water heaters), exterior painting, full home remodels, new construction, flooring replacement, countertop installation, or any work requiring a permit.

If your project falls here, Arc will say so upfront and point you toward the right licensed contractor.

Arc does not take on jobs requiring permits. The work Arc focuses on — like-for-like replacements of fixtures, outlets, faucets, disposals, and drywall patching — generally does not require permits under Arizona residential code.

If a scope requires a permit, Arc will say so upfront and pass rather than create unpermitted liability for you.

Rentals, Cabins & Remote Owners Vacation Homes, Airbnb & Rental Properties

Yes. Arc works regularly with Airbnb and VRBO hosts in Pinetop-Lakeside and Show Low — getting rentals guest-ready, fixing things between bookings, upgrading before the season. Often done without the owner on-site.

All payment due at job completion. No delayed net terms.

Yes. Estimates, scope, and payment are all handled remotely. Arc sends before and after photos and text updates throughout the job so you stay informed without being there.

Arc does not work on net invoicing terms with property management companies. Own the property, pay at completion — Arc is a solid partner for turnover work.

Quality & Warranty Warranty, Quality & What to Expect

Yes. All labor includes a 12-month workmanship warranty. If something fails due to Arc’s workmanship within 12 months, Arc returns and corrects it at no charge. Covers labor only — not customer-supplied products or manufacturer defects.

Arc is bonded and insured. If Arc causes damage to your property, that’s Arc’s responsibility and the insurance exists to handle it. Arc does not walk away from damage it causes.

No. Arc cleans up before leaving — drywall dust, packaging, old hardware, and job debris all removed. Arc treats your home with respect throughout the entire visit.

Yes. Before photos captured during the estimate process. After photos included with the final invoice. Remote owners also get text updates during the job so you always know what’s happening.

For most jobs, Arc prefers customers supply the main fixture or device so you choose exactly what you want. Arc brings the tools, fasteners, and standard hardware needed for installation.

Where Arc sources parts, the cost is confirmed in the estimate upfront. For specialty orders placed in advance, a deposit may be required.
